Neighborhood Spotlight: Spring Branch

I live in Spring Branch, so I see this area every day and not just in the numbers. It sits on the west side along I-10, still inside Houston city limits, and the housing stock is the first thing most people notice. Ranch houses from the 1950s and 60s on wide lots sit next to three-story new construction on lots that were cut down and rebuilt, sometimes on the same block. That mix is the whole story of the market here.

Redfin currently puts the median sale price in Spring Branch around $458,000 over the last three months, down about 1.8 percent from a year ago, at roughly $221 per square foot, with homes going under contract in about 46 days. That median sits in the middle of a very wide spread. An older one-story that needs updating and a new build twice its size are not priced anywhere near each other, so the median tells you less here than it would in an area where the houses are all alike. You have to look block by block.

Memorial City Mall and CityCentre are a few minutes away for shopping, restaurants, and the Memorial Hermann campus. Long Point Road has a long run of small independent restaurants and markets. I-10 and Beltway 8 put both downtown and the Energy Corridor within a reasonable drive, and Spring Branch ISD covers the area.
