Houston's August Market Numbers: More Homes for Sale, Prices Holding

The Houston Association of Realtors released its August numbers last month. Single-family home sales across greater Houston came to 7,100, down 11.5% from August 2025. The median price was $330,000, about $5,000 lower than a year ago, and the average price was $426,760, up 1.2%. There were 38,947 active listings, which works out to 5.3 months of inventory. Homes took 54 days on average to sell, compared with 52 a year earlier.

In practice, buyers have more homes to look at and more time to decide, and they can ask for repairs or help with closing costs more often than they could two or three years ago. Sellers are still getting prices close to last year's, but the homes that sell are the ones priced right from the first week and in good condition. With more than five months of supply, a listing that sits gets compared against the newer ones that come on after it. When I go over numbers like these with a seller, I look at what sold on their street in the last 90 days, not the metro average, because conditions vary a lot by neighborhood and price range.
