Neighborhood Spotlight: Cinco Ranch

Cinco Ranch covers a big piece of west Katy along the Grand Parkway, mostly in Fort Bend County. It was a working cattle ranch until Newland Communities began developing it in the early 1990s, and it is built out now, so nearly everything trading there is resale. The amenity list is long: eleven community pools including the Beach Club, an eighteen-hole golf club, seventeen tennis courts, lakes, and trails along the bayou. LaCenterra at Cinco Ranch covers most of the shopping and dining without a freeway trip. The community is zoned to Katy ISD and has 21 district schools serving pre-K through 12 inside its own boundaries, plus a University of Houston campus at Cinco Ranch.

HAR's August update for the Katy - Southwest market area, which takes in Cinco Ranch Northwest, Cinco Ranch Southwest and Seven Meadows, puts the median sold price at $560,948. Inventory sits at 5.2 months, which is balanced, and homes are averaging 39.2 days on market. Listings are up 1.4% from a year ago. Together that says buyers have time and choices, and a house priced above what the comparable sales support will sit.

Walk the pools and trails nearest the specific house you are considering, not the ones in the brochure. Cinco Ranch is large enough that the section matters.
